What does this cost? +
Pricing is one flat monthly fee plus a one-time setup — no per-property fees, no surprise charges, no agency-style markups on ad spend. We’ll confirm the exact numbers on the fit call after we’ve seen your portfolio.
How does ad spend work — is it included or extra? +
Ad management is included. Ad spend is yours. You keep your own Meta and Google ad accounts on your own card — no agreements with us about ad money, no markups, no percentage of spend. You set the monthly ad budget that fits your portfolio (most 10–40 unit operators run $2,000–$8,000/month). We run the campaigns inside it: creative, testing, optimization, scaling. You see every dollar spent, and you can pause or change the budget any time.
What’s the catch on the 90-day guarantee? +
There isn’t one. The 90-day clock starts when your site goes live. “Direct booking revenue” means anything that didn’t pay 15% to Airbnb, Vrbo, or Booking.com — bookings through your new site, bookings the Rebooker generates from your past-guest list, anywhere our agents drive guests direct. If that revenue doesn’t exceed 5× your monthly fee within those 90 days, we stop invoicing you and keep running your account free until it does — and we refund your setup fee. We make money when you do.
What happens when the AI gets something wrong? +
A human catches it before you ever see it. The agents draft, propose, and monitor. Nothing public-facing ships without a human on our team reviewing it. The Rebooker drafts every past-guest email; we review and approve before it goes out — no “the AI hit send” surprises. The Pricing Sentinel operates inside hard floor and ceiling rates you set during onboarding — it can flex pricing inside that band, but it physically cannot post a $30 night on your $300 property. The Ad Optimizer’s first round of creative goes to you for review before launch; after that, we author and ship creative directly, and you can always see exactly what’s running in your own ad accounts. We use AI to do the work faster. We don’t use it to replace the judgment of a human who’s seen what good looks like.
Do you touch my Airbnb / Vrbo listings? +
No. We don’t log in, we don’t change your copy, and we don’t pause your bookings. Same listings, same calendar, same pricing. We actually want you on Airbnb — it’s the largest top-of-funnel channel for short-term rentals. Our job is to convert the guests Airbnb sends you into a direct channel you own. Cutting Airbnb off would be cutting off most of your top-of-funnel.
What if my PMS isn’t on the list? +
We integrate with any PMS that has an API. Mention yours on the fit call and we’ll confirm before you sign.
How much of my time does this take? +
Onboarding takes maybe two hours total — a 60-minute kickoff Zoom, sending us your photos and property data, and a review pass on the site mockup and the first batch of ad creative. After that: 10–15 minutes a month. We send you one Loom and one revenue report by email. Watch when convenient. We’re available anytime if you want to check in or change something — but no mandatory calls, no weekly status meetings, no homework.
What if I want to cancel? What do I keep? +
Cancel any time with 30 days notice. No exit fees. No clawbacks on your setup or any past months. You keep everything: your site, your domain, your guest CRM, your ad accounts, your analytics. We don’t hold anything hostage. If you leave, you walk out the door with the full system you paid us to build.
